As population growth in the US approaches zero and the share of jobs tied to physical locations plummets, I wonder how this will affect the balance between densification and sprawl. In addition to densification shortening commutes for those who work in an office, plant, or other fixed facility, I can imagine remote work leading a different segment of the population, currently focused on building upward, to shift toward the outward side of the demand curve. At the same time, the lack of population growth, if it persists, should lead to a reduced need for newly built anything, whether it in the vertical or lateral direction: most construction will be renovation or replacement.
